1GQ is the redevelopment of one of Dublin’s most iconic office buildings. Located directly across the River Liffey from Dublin’s historic Custom House, this building enjoys unparalleled access from any part of the City. The building has 5 floors of office space and a basement level. APEX were assigned by the project managers Urban Solutions and BKD Architects to provide measured building, BIM and Floor Area Calculations Surveys at key phases of the redevelopment.

The first phase was a complete survey of the as-built status of the building to provide accurate floor plans to assist the enabling works contractor Mac Group. This was carried out using laser scanning techniques with the drawings provided in AutoCAD format.

The next phase was a complete laser scan of the building core to provide an as-built BIM model to be utilised by BKD and the design team. A quick turnaround was essential with a team of laser scanning surveyors deployed to carry out the site works and data transferred back to the office to be processed and modelled by the BIM team as the project developed. The collected data was modelled by our BIM department to provide an as-built BIM model which was used by the design team for finalisation of shell core and CAT A fit-out.

The final phase was a return to site to measure and calculate the net floor area calculations for the tenant areas.

The works were predominantly carried out in a live construction environment which required constant liaising with the enabling works contractor. Floors were often surveyed out of hours to ensure minimal disruption and successful delivery of the project.

The building is now being redeveloped into one of Dublin’s most iconic office buildings. The new 1GQ building will unveil a striking 5 storey glazed extension to the front of the building and the existing railing elements will be updated to create a new landscaped plaza. Given the prestige of this building a large team spent a considerable amount of time planning and devising the very best strategy.
